About Our Property Management Services

We are accepting new clients for property management! Kauai Dreams Realty specializes in property management and rentals. We offer long-term property management services. On Kauai this is a 6 month lease or longer. Anything under a 6 month lease is considered a short term rental.

Right now we are servicing the entire island of Kauai. Most of our rentals are located from the North shore of Kauai to the South side of Kauai. We have a full-time property manager that handles all of our rentals. Her name is Taylor Klingensmith, learn more about Taylor here. 

Hawaii Law

Hawaii Requires that owners have a designated property manager if the owners are not on-island. This person does not have to be a licensed real estate agent. However if the property manager does not hold a Hawaii real estate license then they can only manage properties for one owner.

We highly recommend using a licensed company for property management.

  • What are the current affordable rental rates?
    The county of Kauai allows owners to have lower property taxes if they choose to rent out their homes at an affordable rate. Read more on our blog and see the current rates below.
  • How much do we charge for long-term property management on Kauai?
    10% of the rent received. There may be small addition charges for other tasks. Please inquire with Taylor.
  • Do we screen our tenants? 
    Yes we do! All tenants must apply with an application. From there we screen them in various ways. With years of experience we can spot red flags easily with tenants.
  • How do we advertise? 
    This depends on the property, but typically, with Craigslist, Zillow, our website, and social media, we’re able to attract plenty of applicants.
  • What is included in our property management services?
    Our property management services include finding and vetting a tenant. Collecting monthly rents and dispersing those to owners. Doing property management checks. We can also assist in paying bills such as yard maintenance, handyman services, and utilities. Also coordinating repairs and dealing with property maintenance as needed. Last but not least providing insights on current rental rates for our clients.

Why is it important to hire a Property Manager on Kauai?

There are so many reasons!

  1. Letting us handle business. On a small island it can be awkward and uncomfortable when being approached by family or friends who are interested in your rental but may not be the best fit.  When hiring a property manager the decision is now ours and owners don’t have to deal with the stress of making decisions.
  2. We are familiar with the law. Discrimination and how many days notice to give someone for this or that can get confusing. At Kauai Dreams Realty we prefer owners not be involved when making a decision on tenants. That way we are not holding our owners liable for discrimination if they did not aid in making any decisions.
  3. Our experience with picking tenants. Along the way we have learned what are red flags when tenants apply for rentals. This helps us choose the best tenant possible for our owners. We want the best tenant that will pay on time and take care of the property.
  4. Preserving your investment. There is no way around it homes need maintenance and money for upkeep. Always expect that a property will need a repair and try to set aside some funds for repairs and maintenance. We are sure to address major issues such as water leaks immediately.

Taylor was easy to work with. She found a number of condos that matched our general requirements, viewed a few of them that interested us, before we settled on the one that we finally bought. She viewed it a couple of times, taking photos for us and answering the numerous questions that we had. She kept us straight with all of the paperwork deadlines, kept in touch with our mortgage broker, inspectors, etc., so that the closing process was smooth and on time. We were in touch most days throughout the 3 month process.

If we were ever to buy another property here on Kauai, she would be our realtor of choice.
