Commentary:

For Sale Kukuiula

My client bought a foreclosed Kukui’ula lot at court confirmation. The lot is in the Kaula area of Kukui’ula. It’s being listed at $925,000 which will price it at the lowest price lot in the subdivision. The sign to the left is an approved HOA sign. Look for it on Lau Nahele Rd.

Foreclosures come in all price ranges.  The higher the price range the fewer buyers. At a recent foreclosure sale on Kauai I attended there were only 2 buyers bidding for a million dollar house/property. It sold for $850K. So it is possible to still get a good deal but you must be persistent in your pursuit on a deal. I believe I got a good deal on a condo once at a foreclosure because the auction was around Christmas time. I was the only bidder. Everyone else had the holidays on their mind.

More foreclosures will come up. It may not be the perfect property or the perfect time to purchase however it maybe there perfect deal. So get out of your comfort zone and get in the real estate market. Aloha Julie 808 652-6174
