The Best Places to Live on Kauai:
When you live anywhere on Kauai , you live in paradise, but choosing the best place to live can depend on what your life style entails.
Kauai has 5 main geographic living areas. The West, South, Central, East Some residents who live on one side of the island, will resits living anywhere else. That’s usually because the community bonds they developed are strong and they don’t want to loose that sense of community. Not to worry, there are a lot of nice places to live on Kauai. Below are a few of our favorite communities and Kauai neighborhoods.
The West Side:
The newer Port Allen residential subdivision developed by A & B Properties: Is a subdivision of 61 homes that originally were built and sold in 2007. Located up from the Port Allen harbor and next to the newer Port Allen shopping center it is an area of starter ocean view and sunset view homes. Click here for Port Allen homes for sale. The South Side:
Omao: The Omao area includes Omao Road, which starts at Koloa Road and ends at Kaumualii Highway, and a number of roads that branch out from it.It contains a mix of small starter homes too large estates. Omao has a different climate than Koloa town and Poipu. It’s cooler, a little bit wetter, and greener. Yard watering is usually not done. But hopping in your car to enjoy the wonderful beaches and surf spots of Poipu is.
Makahu’ena Estates: Is a Poipu subdivision of 10 fee simple lots. 8 of which are oceanfront. It’s a brand new subdivision located off of Pe’e Road and the brand new created Maka Place. These lots are not on the MLS yet. Call for availability.
Pili Mai: Pili Mai condos are located in Poipu just up the road from the Kiahuna Shopping center. These newer condos are built in a townhouse style with garages for most units. There are 2 to 4 bedrooms ranging from approximately 1,208 to 1,850 square feet. They have central air-conditioning. All the developer units have sold, but check this link for any resales. Kuhio Shores Condos: Kuhio Shores at Poipu is one of my favorite condo projects for sale. It’s oceanfront and great for surfer or sunset viewing. Read my Kuhio Shores Blog here for more information and units for sale.
Central or Lihue:
Pikake or Puako Subdivision: The capital of Kauai, Lihue is known for it’s job opportunities. Most County, State and Federal and other business are locate there as well as Wilcox Hospital and doctor offices. It’s a community of professionals and other hard working folks. Most people who work in Lihue prefer to live in Lihue. As Realtors we don’t get many requests for people off island wanting a vacation home in Lihue. Until recently. I have a client looking for a single family or large condo in the Pikake area because of its side walks and proximity to the Kukui Shopping Center. The Pikake & Puako subdivisions are newer, have modern homes and our convenient to shopping. As of writing this blog, no homes are available for sale. The East Side
Wailua Homesteads has been one of the most preferred places to live on the East side. Theres no condos here. It’s all single family homes and estates. Technically the town is still Kapaa but its located in its own geographic area above Opaekaa Falls. Most frequently accessed by Kuamoo Road which leads you up in elevation to a multitude of subdivisions and larger parcels of acreage. One side of Wailua Homesteads is delineated by the Wailua River. There are a number of homes perched above the river overlooking tributaries and smaller waterfalls. Some brave homeowners have carved a few steps into the hillside and put ropes to guide them down to the river. But this is only for the experience hiker or foolish teenagers. The North Shore:
Princeville : Princeville use to be the last community on my list for places to live on the North Shore of Kauai. I wouldn’t want anyone telling me not to plant a vegetable garden! But times have changed and many residents manage to sneak in a garden as long as it’s shielded from the roadway. Princeville has expanded its walking path and walking paths down to a few beaches. However due to its popularity you won’t find a single family residence price under a million dollars. Click here for current Princeville residential inventory. But at least they have inventory. Princeville’s community includes a Park, library, golf courses, and of course the Princeville Shopping Center. Princeville itself is mostly level and almost every property has either ocean or mountain views. If you are interested in Condo living my 2 top choices are the Puu Poa condos and the Puamana condos. The Puu Poa condos have the best views and a path down to Hideways Beach next to it. The more affordable Puamana condos although zones for vacation rentals, have a high owner occupancy rate. One owner I sold to in 2004 is still living there. Higher owner occupancy rates can equate to better financing terms.
