Steps to Home Ownership
Getting Pre-Approved
This is the first step! See our list of recommended lenders above. Getting pre-approved by a lender is very important. After seeing a lender you will know if you can qualify for a mortgage and for how much. They will also give you an idea of your monthly payments. Or what you need to work on in order to qualify for a mortgage.
Or if you are paying for a property in all cash then see the next step.
Finding a Real Estate Agent
See our wonderful real estate agents here and find an agent. Your buyer’s agent will be representing you in your purchase and guide you throughout the entire process. It is highly recommended to just work with one buyer’s agent. If you are changing agents kindly let the other agent know so there are no mix-ups.
House Hunting
Your buyer’s agent will be setting up appointments to see homes. Now you can start seeing properties in person that are within your price range.
Making Offers
Once you find a property that you want to make an offer on letting your agent know. They will draft up all of the paperwork for you and go over the price and terms of the purchase contract. Then your buyer’s agent will submit your offer along with your pre-approval or proof of cash funds to the listing agent.
Escrow Period
If your offer gets accepted then we get to open escrow! During this period a lot happens to fulfill all of the terms in the purchase contract. Your loan will get started, inspections will get done, and other terms in the contract will get fulfilled. Your buyer’s agent will keep you up to date and on track with all of the deadlines and duties in the purchase contract.
Closing
Also known as the recording date in Hawaii. This is the exciting day that you get the keys and the home is now yours!
