Many Kauai REOs can fall into disrepair, mainly due to deferred maintenance. This is usually because the property owner no longer has money or the desire to repair the property knowing they will lose it to the bank or another bidder. Of the 5 closed Kauai REOs this month, 3 were in disrepair and 1 (Puupilo Place) was well maintained by the former owner. It’s always exciting to get Kauai foreclosures & REOs that are in good condition. They will be an easy sell (priced well & looking good). The properties in disrepair can be a harder sale mostly due to the difficulty of obtaining suitable financing but also many buyers want move in ready homes.
