This is my monthly Kauai foreclosure, Kauai REO & Kauai bank owned list. It is updated monthly.
Upcoming REO:
None that I have coming up. Most properties are getting bought in Foreclosure.
Upcoming Foreclosure:
4632 Hanamaulu Road, Lihue . This photo is from 2014. Credit to the the Listing Broker at the time.
According to the MLS this is a 3 bedroom 1.5 bath home that sold for $390,000 in 2014. However according to public records there was another mortgage taken out in 2017 for $376,262. The tax records have the owners living in Honolulu. I’m assuming the house is occupied as there are no open houses being held by the foreclosure commissioner.
Foreclosure date is March 22, 2024 at Noon at the Lihue courthouse steps. It’s always fun to watch even if you’re not going to bid. Although obviously I have a very low standard when it comes to fun.

COMMENTARY:
Most homes that go to foreclosure could probably sell if the seller was willing and able. But often the owners don’t want to move or their tenants or squatters refuse to move. Foreclosure is also an option when it comes to a lack of probate for the deceased owner. I have seen many house sit empty due to a lack of probate. The foreclosure puts inventory back on the housing market.
