  1. 4873 A Ali’i Road Unit 1,  Hanapepe. I wondered what happen to this property as the original foreclosure sale was set for July 23, 2023. I can only assume the owners filed for bankruptcy as this is a sure way to stall a Kauai foreclosure sale. The new sale is set for May 9,2024 at noon at the Lihue courthouse steps.   2. 4632 Hanamaulu Road, Lihue .According to the MLS this is a 3 bedroom 1.5 bath home that sold for $390,000 in 2014. However according to public records there was another mortgage taken out in 2017 for $376,262. The tax records have the owners living in Honolulu. I’m assuming the house is occupied as there are no open houses being held by the foreclosure commissioner. The foreclosure date was March 22, 2024 at Noon at the Lihue courthouse steps.  Update I heard it got postponed. It’s always fun to watch even if you’re not going to bid. Although obviously I have a very low standard when it comes to fun.   3. 6809 Kahuna Rd.; Kapaa, HI. 96746.  A 1 bedroom/ 1 bath home, with 2 utility sheds on 1.42 acres.  Auction date:  Friday, February 16, 2024 at 12:30pm on the court house steps. Occupied. No open houses or showings available. For more information call Lisa R. Arin, Commissioner, 808-346-0144. This home sold for only $319,262.35 at the foreclosure auction. You can still bid at court confirmation. The Court hearing is set for April 30, 2024 at 1:00 p.m. Courtroom 4.
  4. 5404 Weke Road, Hanalei. I believe this property’s foreclosure sale also got postponed due to a bankruptcy filing. It’s back on the schedule for 4/30/24 noon at Lihue Courthouse steps. This house is still an active listing on the MLS 666297

  KAUAI REO-FORECLOSURES SOLD FOR March 2024:

  1. 4841 Lani Road; Kapaa.  8,138 sqft. of vacant land.  Price Reduced $284,500. Owned by DEUTSCHE BANK NATIONAL TRUST CO.  MLS#704918. Sold for $264,000 cash on 3/18/2024.

COMMENTARY:

Buying an occupied foreclosure is difficult but possible. If the price is low enough and you don’t need to get a loan on the property then spending the money to get an eviction may be worth it. There is also the possibility the occupants may destroy the home. Offering the occupants cash for keys is a way to avoid eviction too.The cash can be offered with the understanding that the occupants can not damage the house.  But some occupants will just not leave until they are locked out by the sheriffs. this can take months or even years.
