I have bought 3 foreclosures at the Kauai court house. I also have bought a REO from another agent. It was from a local bank. I showed the property around 5 times. Everyone was turned off by the termite piles. I do have to fumigate every few years. But in 1999 the house was only $125,000.
Kauai Foreclosures are picking up. However there won’t be a large amount of Kauai Foreclosures coming on the market. Most of the current foreclosures are due to death of the mortgage holder on a reverse mortgage. Most of these balances are fairly high and the heirs have no motivation to have a probate and sale. This is a common scenario with reverse mortgages.
