View from Lanikai 131

The LANIKAI condominium project in Wailua is located at 390 Papaloa Road in Kapaa. It is an Oceanfront project built in the early 80’s. Because there are only 18 units in the LaniKai condo complex it has always had an air of exclusivity. The 18 units are housed in 2 separate buildings, Building 1 & Building 2. There are 3 floors to the buildings. The first number of a unit signifies the building number, the second number signifies the floor, and the last number is the location number. For example Lanikai #131, would be in building 1, 3rd floor and the 3rd unit. Speaking of Lanikai #131…

Currently there are no Lanikai condos for sale on the Kauai MLS. The last sale on the Kauai MLS was in 2012. But there is a Lanikai unit coming up for sale. It’s unit #131. It’s coming up as a judicial foreclosure auction on June 12, 2015, noon, at the entrance of the Fifth Circuit Courthouse in Lihue. Lanikai #131 is a 2 bedroom 2 bath unit on the top floor. It is also an end unit. During the last foreclosure open house on May 16th I was able to view it. Although most of these units are vacation rentals, this particular unit appeared to have a long term occupant. The unit appeared in good condition with hardwood floors and granite counter tops. The ocean view is great on this oceanfront Lanikai unit.

The foreclosure “fact sheet” has Aurora Loan Services as the lien holder. Aurora was a major player in the sub-prime mortgage market. Aurora’s loan are now serviced by Nationstar Mortgage. I am a listing broker for some of Nationstar’s assets on Kauai. So if it doesn’t sale at the foreclosure auction theres a possibility I could get the listing. wouldn’t that be nice? I would enjoy doing open house at this resort.
