Kauai REO’s for Sale:

  1. 4854 Aliali Road, Kapaa  MLS#722639. Price Reduced $649,900. This home was not a foreclosure but rather a deed-in-lieu of foreclosure. A 3 bedroom 1.5 bath home of approximately 960 sqft on a 8,120 sqft lot. Inside there are 3 bedrooms and 1 bathroom. Behind the carport is a bath area that consists of a shower, toilet and laundry sink. The walls are the single wall redwood. Single level and open floor plan. Large lanai off the back of the home that overlooks the fruit orchard yard. Privacy hedge in front.

Kauai REO-FORECLOSURES In Escrow:

  1. 6466 Kaahele Street, Kapaa.  MLS#723691. $625,000. 3 bedrooms and 3  bathrooms, approximately 1,895 sqft. Land area 9,978 sqft.

 KAUAI REO-FORECLOSURES SOLD FOR August 2025:

  There were no Kauai REO-Foreclosures sold in August 2025.

Commentary:

There are different reasons that homes go into foreclosure. It may seem obvious, someone wasn’t paying their mortgage, but this isn’t the case all the time. Many homes such as 6466 Kaahele had a reverse mortgage on it. This mortgage can pay the owner occupant a monthly amount to help the elderly homeowner have income. I think this is a great reason to get a reverse mortgage. Reverse mortgages can also pay the homeowner a lump sum. The problem with this is that I have seen the children of the elderly parents get access to the money for the adult child’s benefit, not the home owner. I have also seen homeowners being taken advantage of by romance scammers on a reverse mortgage.

If the homeowner dies with a reverse mortgage that still has equity, probate can/should be done so the heirs can get some equity. Unfortunately many times the heirs don’t have money to hire a lawyer for probate. In some cases there are no heirs. This is when foreclosure usually takes place.
