Upcoming REO:
It’s the end of the year for 2017. With 9 sold REO listings and 86 total fee simple Kauai sales for the month of November, that equals to approximately a 10% ratio. Are more Kauai banked owned or Kauai REOs coming on the market. The answer is “YES”. I have approximately 30 banked owned properties in my inventory. If they are not currently on the market, they are waiting for repairs to be done, eviction to be taken care of or value determined. When you buy a bank REO you usually can get a good deal but are taking more risk. The banks are not required to give the buyer a disclosure statement. Understandable as they have not seen the property. Get a home Inspection. It is always Buyer Beware.
