My newest REO assignments are a Sandpiper condo, a Halelani Condo, a home in Kekaha and a home in Kalaheo. With a steady flow of Kauai foreclosures there has been a steady flow of Kauai REO assignments. Most banks may bid high at the actual foreclosure sale but then are willing to resale at a lower market price. This probably has something to do with the tax advantages. The market price is usually determine by a combination of the listings agent Broker Price Opinion (BPO), an independents agent’s BPO (for a fee) and an appraisal from a licensed appraiser.
