Applying for a General Excise (GE) Tax License
Don’t forget the state needs to collect their cut! Having a rental is seen as a business because it generates income. Every owner is required to get one before we long-term rent their home or condo. It’s fairly easy to apply online or by mailing in with payment of $20. Click here for their website.
We offer owners an option where we will handle the regular filings for a small fee. The state taxes everyone on their gross income before any expenses. Right now as of April 2025 it is a 4.712% tax for Kauai.
Contacting your Insurance agent prior to Property Management on Kauai
Our company will need to be listed as an additional insured for your property. Insurance agents can usually do this fairly quickly with a quick phone call or email.
Preferred Vendors
Some owners have their preferred vendors for lawn people, handymen, cesspool pumping. Please provide us with any preferred vendors.
If you do not have any don’t worry we have our preferred vendors that are licensed and insured.
Keys to your Kauai Property
Please provide us with at least 3 sets of keys. We prefer to have a set for our company and at least 2 sets for the tenants. I recommend making copies at ACE Hardware vs. Home depot. Their key machine seems to be a bit better.
For certain condominiums a key may need to be obtained by the on-site manager. Or be copied through the original locksmith. The key may have a number to call on it.
Emergency Fund
Depending on the property size and condition will determine how much of an emergency fund that our company will request. Usually around $500. This can also be taken from the rental proceeds. These monies are held in our client trust account for emergency repairs.
According to the Land lord tenant code owners need to keep their property habitable, safe and sanitary.
Providing Kauai Dreams Realty with Deposit/Delivery Instructions
On-island banks we are able to deposit rents. Mainland banks will need to be mailed if they have that option. It may-be beneficial to open a bank on Kauai if requiring a more immediate deposit time.
Scheduling Cleaning
Before we have a tenant moved in the property should be professionally cleaned. The tenants are expected to leave the property in the same condition per our rental contracts. Feel free to contact us for cleaner recommendations.
