Makaleha Gardens Subdivision is Kauai’s latest Agricultural Subdivision development located in Kapaa. This subdivision is located in upper Kapahi where the old Growing Greens Nursery used to be. It recently got subdivided into 8 different parcels. Four 1-acre parcels are going for $425,000 with Lot 1 pending. Three 4-acre parcels lot 5 priced at $575,000 and lot 6 priced at $500,000 lot 8 is already pending.

All of these homes allow for a home and a guesthouse of 500 sq. ft., except the $1.1 million parcel allows for 2 homes and a guesthouse. It also has CPR potential.

Some of these pictures were taken of the back parcels. It really is a spectacular view! Not shown in my picture because it was taken with an iPhone. There are 2 waterfalls going down the Makaleha Mountains. The land behind these parcels is State land that will never be touched. On the ocean side of the subdivision is a pasture that is privately owned.

These parcels are not currently on the MLS yet. Parcels 1-6 have water meters while parcels 7 & 8 will have their own private well.
