Kauai REO In Escrow:

Sold Kauai REO Properties:
1. 7884 Iwipolena, Kekaha. 3 bedroom 1.5 bath home in need of repair but with a great mango tree. $199,000. MLS#276487. Owned by Andesite Mortgage Pool, LLC. Sold for $205,000 Cash 9/29/14.
2. Islander on the Beach #153, Wailua Beach. $169,900, MLS#275576. This is a ground floor oceanfront unit. These studio units do have a bar area with a sink. This is a Freddie Mac / HomeSteps Property. Sold for $172,000 Cash 9/3/14.
3. Kauai Beach Resort #2334, Lihue. Studio resort condo $69,900. Good view. MLS#274641. Owned by HSBC Bank c/o Chase Bank. Sold for $64,500 cash 9/2/14.
4. 4339 Waiakulua St #A, Kilauea. 3 bedrooms 2 bath on 1.79 acres. $559,990. MLS#272292. Owned by Bank of America, according to the listing the property is in litigation as the property was foreclosed on during the non-judicial foreclosure moratorium. But despite the lawsuit the listing agent appeared to have a buyer, as the property was listed on 3/30/14 at 10pm and marked as accepted offer by 4/1/14. Sold for $400,000
Foreclosure activity on Kauai has increased slightly. Freddie Mac is said to have Kauai inventory. I know of one house in Kapaa that should be coming up. My REO assignments/ inventory has not increased yet, but I’m hoping with the increase of Bank of America foreclosures it will as I am one of their designated brokers.
