REO Properties in Escrow:

1. Kakela Makai Oceanview Subdivision Lot 2, Kalaheo: This is a vacant lot that has enough level to build but then the lot slopes. There is a distant ocean view. $209,900, MLS# 275457.

2. Regency Villas at Poipu Kai #H-213, Poipu. 2 bedroom 2 bath ground floor luxury condo. $519,900. MLS#274528. Owned by H&R block bank. Previously sold for $950,000.

3.  4586 G Io Road, Kekaha. Originally built in 1924 this 3 bedroom 1 bath property is unit 18 of a 18 unit CPR. $169,900. MLS#271618. This is a Fannie Mae Homepath Property.

4.  4339 Waiakulua St #A, Kilauea. 3 bedrooms 2 bath on 1.79 acres. $559,990. MLS#272292. Owned by Bank of America, according to the listing the property is in litigation as the property was foreclosed on during the non-judicial foreclosure moratorium. But despite the lawsuit the listing agent appeared to have a buyer,  as the property was listed on 3/30/14 at 10pm and marked as accepted offer by 4/1/14.

Sold Kauai REO Properties for July 2014:

1.  4729 Aliomanu Road, Anahola. 2 bedroom 2 bath home by the Beach. $479,000. MLS# 271496. Owned by Bank of Hawaii. Sold for $479,000 cash on 7/21/14.

Although there was only 1 REO sale last month & 7 active Kauai REOs on the market it appears that Kauai foreclosures are picking up. The mainland banks are getting to their mainland inventory. Some are being forced to by AOAO which are holding their own foreclosures. Mainland banks now would still prefer to participate in a short sale. Some of the local banks will not agree to a short sale unless the seller takes a note for the deficiency. It’s rare to find a seller willing to do that. June in general appeared to be a slower month for Kauai Real Estate but July seemed to pick up.
