The sale is scheduled for December 10, 2025 noon at the courthouse steps.

Kauai REO-FORECLOSURES In Escrow:

  1. 4854 Aliali Road, Kapaa  MLS#722639. Price Reduced $629,900. This home was not a foreclosure but rather a deed-in-lieu of foreclosure. A 3 bedroom 1.5 bath home of approximately 960 sqft on a 8,120 sqft lot. Inside there are 3 bedrooms and 1 bathroom. Behind the carport is a bath area that consists of a shower, toilet and laundry sink. The walls are the single wall redwood. Single level and open floor plan. Large lanai off the back of the home that overlooks the fruit orchard yard. Privacy hedge in front.

KAUAI REO-FORECLOSURES SOLD FOR October 2025:

  1. 6466 Kaahele Street, Kapaa.  MLS#723691. $625,000. 3 bedrooms and 3  bathrooms, approximately 1,895 sqft. Land area 9,978 sqft. Sold for $725,000 (CASH) on 10/20/2025.

Commentary:

My REO at 6466 Kaahele had multiple offers and sold for 100K over the listing price. And the biggest winner(s) are the neighbors. They are thrilled that they will no longer have to look at that eyesore. I believe $725K was also the price that the bank bought it for at the foreclosure sale. However the bank hired their attorneys to get rid of the occupants. So this did save the buyer the money, time and hassle of doing this. I have another REO assignment where the bank is trying to evict the former owner. it hasn’t been easy as he’s good at hiding out and is known as a possible violent individual. I only know he’s still there as the electric bill is being paid. So be careful when you buy a foreclosure. Size up your eviction time and cost.
