Commentary:
With the courthouse and therefore foreclosures in full swing I expect to see new Kauai REO inventory coming on the market. I did receive 2 new REO assignments in the past month. I usually only receive the assignments after no one else bids at the foreclosure auction. This is usually because the bank bids higher than the market value. Around 20 years ago I tried bidding on a foreclosure house in Wailua Homesteads. My max bid was going to be $160,000 if even that. The banks bid was $161,000. I walked and the house was listed & sold through another Realtor for $140,000. Sometimes it’s better to wait until the property is listed.
