A lot of Kauai REOs sell for cash because they are not in lendable condition. In the case of the Halelani L-201 there was some flooding of the unit and the bathrooms, walls and carpet were all torn out. Moi Road and Pohina Street were also in unlendable condition. On all 3 properties the buyers have plans to fix them up and make them lendable. This is a win win for all parties involved. Many buyers don’t have the means and time to buy and fix up a real fixer upper. And owner occupied buyer programs want buyers to have a house in livable condition. The exception to this are renovation loan programs.
