The sale is scheduled for this Friday, October 3, 2025 noon at the courthouse steps. I went to the sale. I had a client who was considering bidding, but after I saw the house, the client and I felt it would be bidded up past his price range. However I was curious. You never know. So I went. There were multiple bidders there. The bank bid approximately $450,000. This house shouldn’t have gone to foreclosure, but people can be idiots. 2 bidders were then bidding by approximately 5K increments. That was getting tiring. Around when the bid was at 661K a third bidder, bid 1 million. Thats the way to do it. Get to a realistic figure. It then went to 1.1 mil, then the 3rd bidder bid 1.2 million, and it was sold. Bidding can reopen for 5% higher at court confirmation.

2. 2-2367 Kaumualii Hwy, Kalaheo. TMK 4-2-4-011-014. This is a 2 bedroom, 1 bath home of approximately 828 sqft on an 8,842 sqft lot. The home was built in 1940. The sale is scheduled for October 10, 2025 noon at the courthouse steps. The house is occupied and there’s not a foot of space then isn’t covered by a car, truck, engineer other car part.

A 3 bedroom 1.5 bath home of approximately 960 sqft on a 8,120 sqft lot. Inside there are 3 bedrooms and 1 bathroom. Behind the carport is a bath area that consists of a shower, toilet and laundry sink. The walls are the single wall redwood. Single level and open floor plan. Large lanai off the back of the home that overlooks the fruit orchard yard. Privacy hedge in front.

Commentary:
Deal hunting can be fun, but it is competitive. Of the 4 properties I have personally bid at and won at the courthouse steps, there were no other bidders. But I did loose one at court confirmation. (My husband regrets we didn’t bid higher.)85K for a house in Kilauea. I don’t like to bid against competitors. In my successful Kauai foreclosure purchases there were a couple reasons there were no competitors. Besides foreclosure buying not being popular years ago. The main reason was because it was near the holidays. Foreclosure sales do happen in December, but what a busy time of year. The 2nd reason was that the property wasnt a deal. Not enough equity in it for deal hunters, but with rapid appreciation the house has become a great investment. There are other deals besides foreclosures. The people who usually buy them are the buyers who can make a decision and move fast.
