Background Information on the Complex

Kauai Beach Resort is a fee simple condominium complex located east of the Lihue airport. Many people recognize these units for their relatively lower price point. Kauai Beach resort used to be a hotel that converted into fee simple units approximately half or more than half of the units are owned by iStar Financial Inc. and the other half by individuals. At the time back in 2009 the developer of Kauai Beach Resort got foreclosed on and iStar bought the remaining units from the foreclosure commissioner.

When these units first came on the market they were selling for $300,000!

Purchasing a Kauai Beach Resort Unit

These units cannot be financed by a typical lender. And are usually paid with cash. This is considered a condo-hotel.

There is no kitchen. These rooms are studio rooms meaning there is one room and one bathroom. This means no bedroom and no kitchen. There is a lanai! Rooms are typically 320 sq. ft. large and come with either a larger full/queen size or two twin sized beds. A dresser with a TV and a small table with chair(s). There is no kitchen, I had to say it a few times because that it normally a make it or break it for some.

The major difference between these rooms are the bed option and if the TV set has been updated.

Kauai Beach Resort is now in the process of upgrading the interior of the project and their rooms. The rooms owned by iStar now are owned by Outrigger and are getting updating first then the individual owners will have the opportunity to upgrade their unit at a cost. Please contact Kauai Beach Resort to confirm the cost of the upgrade.

Why do Prices Vary?

Because of the location & view. Views can range from parking lot, mountain, lagoon, pool/ocean, resort view, ocean front view.

Vacation Renting a Kauai Beach Resort unit 

I recommending using their in house management. As a owner you have a choice to go with the in house program, or hire another rental company or do it yourself (as long as you have an on island property manager.)

The reasons why some people shy away from using Aqua is that they do take a larger percentage of the income. At the same time they literally do everything and have the place fully booked. Vacation rental Statements from Aqua that I’ve seen the owner normally breaks even to makes about $500 a month from the units. This is after expenses are taken out including the $1,201.00 maintenance fee.

The maintenance fee covers the water, electric, sewer, maintenance of the grounds/pools, insurance and upkeep of the outside of the unit.

Overall I know clients who are very happy with their units at Kauai Beach Resort. They are great for people who want to spend a few weeks out of the year on Kauai. Especially those who enjoy the amenities.

**Another reasons why I recommend using their in house management is because they don’t make it easy for people to manage outside of their management.

Grounds at Kauai Beach Resort

Kauai Beach Resort is not located within walking distance to town. You will be needing a vehicle if you want to go to different eateries. There are a couple eateries on site at Kauai Beach Resort. They are right on the beach although most of the beach is not very swimmable. They do have a large pool with hot tubs. Kauai Beach Resort has a large area to maintain hence a larger maintenance fee even tho the units are smaller.
